YOUNG LANDLORD: FREQUENTLY ASKED QUESTIONS/TERMS AND CONDITIONS
WHAT IS YOUNG LANDLORD?
Young Landlord is an initiative by BRIT Properties Nigeria Limited designed to empower
parents/guardians to secure the future of their children/wards to become young landlords through a flexible land acquisition plan.
WHO ARE THE OWNERS/DEVELOPERS OF THE ESTATE USED FOR THE YOUNG
LANDLORD INITIATIVE?
The Estate(s) designed for young landlords are owned, developed, and managed by BRIT
Properties Nigeria Limited, a duly registered and certified Real Estate company with an impressive
operational track record spanning over 15 years and a presence in over 10 States across Nigeria.
WHAT IS THE NAME OF THE ESTATE FOR THE YOUNG LANDLORDS, AND
WHERE IS IT LOCATED?
The name of the Estate is Bethel Homes, Phase 2. It is located in Ode-Omi community in the Ibeju
Lekki area of Lagos State and shares a boundary with Ogun State. It is a community with very high
residential and commercial prospects that benefits from the urbanization drive of the Lagos and
Ogun state governments under the Federal Republic of Nigeria master plan.
WHAT ARE THE LANDMARKS OF BETHEL HOMES PHASE 2?
Bethel Homes Phase 2 boasts several notable landmarks, including the Dangote Refinery, New
Coastal Road, Lekki Free Trade Zone, and La Campagne Tropicana Beach Resort. Other
prominent features in the area are the Lekki Deep Sea Port, Akodo community market, and Akodo
General Hospital. These landmarks contribute to the area's appeal as a location for both residential
and investment opportunities.
WHAT ARE THE SIZES OF THE PLOT IN THE ESTATE?
Each plot comes in 200SQM, and subscribers are allowed to acquire multiple plots.
WHAT CAN I BUILD ON 200 SQM OF LAND?
On a 200 Sqm plot of land, you can build a variety of structures, including a bungalow, a duplex, a
block of flats, a terrace, or even a commercial structure, with a car park.
WHAT TITLE DOES BETHEL HOMES PHASE 2 HAVE?
The Title on the land is Deed and Survey.
WHO ARE YOUNG LANDLORDS?
Persons who fall under the ages of 0 – 18 Years are eligible.
WHAT IS THE PAYMENT STRUCTURE?
The payment plan is a monthly installment payment of N30,000 (Thirty Thousand Naira) for 36
Months, payable through Direct Debit Mandate, Post-dated Cheque, or personal monthly
remittance.
WHAT DOES THE PAYMENT COVER?
The payment covers the Land Cost, Legal Documents, Survey, Allocation fee, and Insurance.
IS THE YOUNG LANDLORD INSURED?
Yes, the young landlord is 100% Insured to ensure that the child gets the land even if the
parent/guardian is unable to complete the payment for the property in the event of death. Terms and
Conditions apply.
WHAT OTHER PAYMENTS DO I HAVE TO MAKE IN ADDITION TO THE PAYMENT
ON THE LAND?
The only payment to be made apart from the N30,000 monthly payment for 36 months is the
Infrastructure/Development Fees, payable before the commencement of construction. All other
costs have been covered.
WHAT IS THE INFRASTRUCTURE/DEVELOPMENT FEE USED FOR?
The infrastructure and Development Fee is for the provision of Paved Roads, Electricity, Drainage,
Street Lights, Perimeter Fencing, and Gate House.
IS THE PAYMENT OF INFRASTRUCTURE AND DEVELOPMENT FEES
COMPULSORY?
Payment of development and infrastructural fees is compulsory before the commencement of
development on the land.
WHAT DO I GET AFTER INITIAL PAYMENT?
After filling/signing the subscription form and initial payment, you will receive a Subscription
Starter's Kit, which includes:
1. Letter of Confirmed Subscription
2. Receipt of Payment
3. Agreement Document
4. Special Subscription Gift for the Young Landlord (Upon availability)
SUBSCRIBERS (Parents or Guardian)
WHAT WILL I GET AFTER THE COMPLETION OF PAYMENTS?
Upon Completion, you will receive the following:
1. A Letter of Completion
2. Contract of Sales
WHEN WILL MY PLOT BE PHYSICALLY ALLOCATED TO ME AND WHAT DO I
GET?
Physical allocation shall be carried out after full payment has been made and the company has
completed the development of the estate.
WHAT WILL I GET UPON DEVELOPMENT OF THE ESTATE?
Upon development of the Estate, you will receive a Survey Plan, a Deed of Assignment, and an
Estate Restrictive Covenant/Deed of Restriction.
CAN I BEGIN CONSTRUCTION ON THE LAND?
Yes, construction can begin after physical allocation. However, fencing without immediate
development will not be accepted. This is to enable access and continuous maintenance of
undeveloped plots within the estate.
IS THERE ANY RESTRICTION AS TO THE NATURE OF CONSTRUCTION?
Yes, the estate layout is in sections and you are only allowed to build houses in each section based
on the designated use or plan for that section (residential or commercial). All building designs
must conform to the design plan. Other restrictions shall be indicated in the Estate Restrictive
Covenant/Deed of Restriction.
IS THERE ANY TIME LIMIT TO COMMENCE WORK ON MY LAND AFTER
ALLOCATION?
Assignees are advised to take possession and develop their plots within a year of physical
allocation to avoid accumulated maintenance charges.
WHAT ARE THE CRITERIA FOR DISCONTINUANCE WITH MY PAYMENT? IS
THERE A REFUND?
Subscribers who want to discontinue their payment plan can top up payment + 10% charges for a
different property in the estate (upon availability) as there is a NO REFUND POLICY in this
contract.
WHAT ARE THE CRITERIA FOR DISCONTINUANCE OF PAYMENT? IS THERE A
REFUND?
Please note that the Young Landlord subscription is
NON-REFUNDABLE
. There is no refund
policy once payment has been made. However, subscribers who wish to discontinue their current
subscription may choose to transfer their payment toward the purchase of a higher-value property
in any estate owned and managed by Brit Properties. To do this, the subscriber must Top-up the
payment to match the full cost of the new property, and pay an additional 10% of the new
property's cost as an administrative charge.
WHAT HAPPENS IF I DO NOT COMPLETE PAYMENT WITHIN 36 MONTHS AFTER
INITIAL DEPOSIT?
After the initial deposit, you commit to a monthly payment plan for the next 36 months.
Defaulters shall be given a one-time 3-month period of grace before receiving a Notice of
Termination without refund for breach of agreement.
